Earthquake
Insurance
The Association's Earthquake Insurance has
expired on or about October 22, 2006. The agent advised the Association at a
late date that premiums were going from about $63,000 annually to about
$73,000. The coverage was going to go from $20,000,000 down to $2,500,000. The
deductible was going to go from $15,000 up to $20,000. The Board after
consideration allowed the earthquake insurance to |
expire without renewing it.
The Earthquake Committee has been requested to research and report to the
Board the advisability of retaining a consultant specialist to advise the
Association on its alternatives and what other coverages are available.
The availability of this insurance is still too limited and none has been
obtained as yet. |

Association
Updates
Due to some residents
allowing their pets to urinate in the elevators, pets are no longer allowed to
be in the elevator unless the animal is a service animal.
If you or your guests are in
a Common Area and a Security Guard asks for proof of residence and you refuse
to identify yourself properly, you or your guest will be asked to leave the
premises or the police will be called.
The Association has ordered a
large quantity of nice quality blue door mats that coordinate with the new
carpeting. If you are interested in viewing them or purchasing one for
$19.50, please contact the office.
|
The Board of Directors has
approved new specifications for white vinyl patio door and window
replacements. The replacements patio doors and windows must be white
vinyl. The frame must be 1 3/8" "Brick Mold" for replacement
over existing aluminum windows. The glass must be clear without
installation of glass grids or dividing lines. Low E glass is
recommended for UV protection. Call office for more information.
Please be advised that from
time to time the Association will be video taping Common Areas. This
will not include private areas such as restrooms or locker rooms.

Good
Neighbor Reminders
Please keep all Common Area
doors closed at all times per the Fire Marshall.
Please do not feed the birds in
anyone's parking space or by the tennis courts. The birds are leaving
feces on resident's cars and on the courts.
Please remember that there is no
smoking in any structure within Stoneybrook except in an individual Unit.
Gate Access
Gate cards can no longer be used
for gate access. Key FOBS and Vehicle Gate Openers (VGOs) are now required for
access. Defective key FOBs and Vehicle Gate Openers (VGOs)
may be replaced at the office
although there may be a charge.
FOBs grant access at project
pedestrian gates and other selected access points. VGOs (Vehicle Gate
Operators) grant access at vehicle gates to the project. Replacement for lost FOBs are
$6 each. VGO's are more.
|
Replacements for lost VGOs are
about $30
each
depending on their cost to the Association. Strict rules
are observed as to who may be issued these access keys and to which access
points.
An extra Common Area key for the
laundry room, gym and tennis courts is $25.00.
For your convenience, the
Association has a bike room in each garage. The refundable deposit for access is $25.00. It is planned for keys to be replaced by FOBs.

from your checking or savings account is an option made available as a
convenience to homeowners for your Association assessments?
