Monthly assessments are for budgeted common area expenses and allocations to reserves for long term maintenance of common areas. Except for budgeted expense for insurance, painting reserve, roof reserve and commonly billed water which are shared based on the square footage of the unit, budgeted expenses are shared equally.

The 1-15-2004 special assessment was for Earthquake Insurance for the Association's property with an annual premium of $67,000.00. It had not been budgeted.

The 4-1-2008 special assessment was to provide additional funds to reserves of $99,188.35.
